You'd probably be surprised.
You could spend £50,000 on an extension yet you'd be (very) lucky to see one fifth of that back on completion.
The best returns are garage conversions and conservatories (generally) but even then it won't add it's full value to the house by just being there.
New-builds have the best return - there's no reason you can't build a house - yourself - for £80,000 and expect to sell it for £200,000+ if planned correctly.
But of course no-one undertakes a project like this with the finished property value in mind - that's why I have a 35' long garage - and that's why Baz's extension is sooo cool !!
