As an extra plus the new extension will also be taller, meaning more head-room, too.
Cool.. Nice work so far.. How have you put those uprights in, are they dug in then concreted? Looks like you have had to break through the concrete patch if so?

They are indeed. (http://www.mkb.cc/forum/smileys/grin.gif)

Looks like you have had to break through the concrete patch if so?
No. The area was a (badly laid) patio - what you can see is a mix of sand and mud.
Because of the sand it actually made digging the (normally M.K clay) ground very easy. (http://www.mkb.cc/forum/smileys/wink.gif)

what thickness flooring did you use?
38mm HIGH density PARTICLE board. I empathsise H/D and "Particle" as most you can get is medium density chipboard - which is shite.
Particle board is heavier and more dense.
However to get a close result you could lay two layers of 25mm M/D chipboard - with the top one running perpendicular. (http://www.mkb.cc/forum/smileys/chiny.gif)
Also I then over-laid the P/B with 6mm oil-tempered hardboard. This gives the super-smooth finish and provides a very good water resistant layer. (http://www.mkb.cc/forum/smileys/wink.gif)

go the full length of the garden
It's been tempting, believe me . . But even I have to have some restraint !
Here's a piccy of todays work - again not obviously alot but much of it was calculating the run off angle for the rain water.
I was aiming for as little as possible and the point at which we started was just 1:100 - ie. 10mm drop per metre !
I decided this was just too little (it risked pooling) so increased that to 1:50.
The cross-beam is in and all bracing removed.
(http://i30.photobucket.com/albums/c307/Roadkill-Auto/odd2.jpg\" border=\"0\" alt=\"\" width=150>The timber has had an initial treatment and - by shear fluke - I stumbled apon a soak-away while digging the first hole yesterday. Long story short that'll make the drainage issue very, very simple - (note the downpipe already fitted to the post closest).I've just been out to measure what will be the total length and am happy to announce that it'll go from 28' to a whopping 33'10" - easily enough to fit two "normal" cars in but, alas, not quite enough when one of them's a Cadillac ![img]http://www.mkb.cc/forum/smileys/tongue.gif)

Of course . . . but :
a) As stated I was limited by the steelwork I had available and
b) 19' + 16' = 35' . . . Then plus another 2' for the much needed workbench and storage area/cupboards . . . then another 3'6" to fit in and access my roll cab and you've got 40'6" -> an additional 6'8" required . . not exactly a "little bit".
That 6'8" would put it almost half way down the garden . . . also it would lower the headroom a further 2 1/2" (ish) to achieve the required run-off . . .
I'm not saying it didn't cross my mind . . . but I did do the maths and realise I had to stop somewhere.

so those 3 will hold the weight of half the roof, or more if its tilted down at that end.. ?
Basically, yes. *
The run-off is about 1:50 so the angle is next-to-nothing.
However any angle will increase sideways load hence the addition of knee-bracing (in both directions).
Even flat roofed structures encounter side loads (eg. wind).
Now for the "*"
There will be further supports to break the span of the roof down in to 3 smaller sections.
The steels I'm using are designed to be used "upright" - that's how they're rated.
However, I need the additional headroom (the difference is 63mm compared to 200mm) so turned them "toes down".
Because of this the deflection is increased, hence the introduction of further support (not yet fitted).
Long story short, It'll all make sense within a couple of weeks. (http://www.mkb.cc/forum/smileys/wink.gif)

where do i stand with planning permission for that?
Planning will be the easy bit, especially as it's not a habitable area. Building control, however, is alot more complex.
I'd love to make this "extension" of mine out of bricks and mortar but the building control is a headache.
Your best bet is to see someone at your local council re. planning but mainly building control.
They're normally quite helpful and will give you advice and leaflets . . . remember that all local councils' requirements are slightly different so never assume anything without seeing an "official" first.
The regs for garages are relatively simple, in comparison to rooms.
Planning is pretty much guaranteed (providing you're within certain heights, volumes and are not within certain property boundaries).
You can issue your own drawings (handdrawn or CAD) but it's normally beneficial to employ a draftsman to do the work for you as they'll have some grasp of what's going to be asked for (what spec glass for windows, what/where ventillation strips, foundation make up, DPM . . etc)
It'll cost you more this way but will save MAJOR hassle with it constantly being rejected for silly little omissions.

looks good but where is the waste for the sink going to go?
By shear fluke the far left hand corner (where the sink was planned to be) just happens to be directly over an inspection cover for the main soil pipe from the house.
I plan to introduce a pipe, there. Not ideal - but alot simplier than trying to route waste back to the house soil, only for it to pass right under the sink, en route to the main sewer.
Obviously there won't be any solids deposited there, only dirty water so they'll be no chance of blockages, either.

Official start date (ie. first "erection") was 23rd August 2008 . . . . . I'm hoping to have a little celebration come the 23rd of August 2009 (sunday).
I've still got 5 weeks or so to make an impact. (http://www.mkb.cc/forum/smileys/chiny.gif)

Of course. And artex the ceiling . . . and add coving (no, I'm not kidding). (http://www.mkb.cc/forum/smileys/cool.gif)

Unfortunately I needed it, quite literally, there and then.
The plus side is that I only used 1 out of 4 so I'm going to take the others back !!! (http://www.mkb.cc/forum/smileys/rofls.gif)

why did ya not fill, all of the back wall with base units....
The gap will fit an office chair. (http://www.mkb.cc/forum/smileys/wink.gif)
The unit to the right of the gap (the one with louvred vents in) will house my P.C and the screen will be fitted on the bench . . . .
The area by the window is not only a storage space - it'll be a kind-of office area too . . . . I plan to put (heavy-duty of course) carpet tiles down, there.
Quoting: Cunning Plan
Are you going to plaster the plaster boards or paint straight over?
The walls will be skimmed flat and the ceiling flatted then artexed . . . . . It's one of the next jobs and one I'm really not looking forward to . . . . (http://www.mkb.cc/forum/smileys/down.gif)

oh dear, only two hinges on an exterior door, it will warp, put three hinges on it, you know it makes sense.
It did cross my mind . . . the hinges on it are roller-bearing, polished stainless at £14 a pair !!!
My reasoning for going with two was that it's shorter than a standard door (it's 74") so the span between hinges is less . . . .
However, now you mention it . . . . (http://www.mkb.cc/forum/smileys/chiny.gif)
The door's off again, now, for staining so I could add another . . . .

Battleship Grey, more practical than white and will make it look modern industrial ( assuming that's the sort of look you want ) (http://www.mkb.cc/forum/smileys/wink.gif)

I was thinking of flaming the lower half of the walls but I dunno.
hehehe great minds. After spending that much time and effort it would be a shame to paint it like a garage. Flame it or some mega size pinstriping design. A neutral base colour with some great graphics, make it a garage to come home to.

Is that how you cover plaster board then? Jointing compound to cover the joints then plaster over the top
ya do if you have boards with tapered edges,
there made to have a tape and joint finish then fill the recessed screws in the rest of the board, and paint with a couple of coats of emulsion(http://www.mkb.cc/forum/smileys/tongue.gif)

When are the speakers going in?
Straight after the painting is finished (ie. no more dust).
Quoting: Cunning Plan
How are they?
Great. Ian replaced the speaker-to-speaker cable as I wanted them up to 8 feet apart - that's done and they sound sweet . . . Sub is awesome, too.

Are you going to put strip flourestantnananttnat tubes up?
That was the original plan but is currently in debate as the light given out by the existing energy savers is pretty good as is.
Quoting: Cunning Plan
Is that how you cover plaster board then? Jointing compound to cover the joints then plaster over the top??
Yes and no.
If you use T.E (tapered edge) plasterboard you use jointing compound and tape to JUST fill the recesses at the edges of the boards . .
If you use S.E (square edge) boards it's the norm to plaster the entire surface.
Either option you'd use a form of tape to bridge the gaps - which should be no more than 6mm (i tend to go for 2-3mm gaps personally).
The later is done mainly in smaller areas as it's generally more costly.

When the time comes PM me and I'll run through it with you if ya want. (http://www.mkb.cc/forum/smileys/wink.gif)

Why didn't you put the coving up first?
I never have. I know, I know it's supposed to go up first and then the artex is finished round it but I prefer the look of the stipples right up to the line of the coving.
Just preference . . . plus, as the coving was put up after the ceilings were done in the rest of the house, this way it matches !
Quoting: Big Mouse
What did you decide on for the wall design?
Although the colours haven't been decided yet I'm leaning towards "flaming" the bottom half of the wall. The plan would be to paint the skirting boards the same colour as the lower section of wall so the skirting boards will be an up-coming job, shortly.
I was also toying with the idea of running a pin stripe the length of the garage, too (with some design incorporated into it), but will see how the flaming goes first as it may be enough as is.

Yes, really. But being me I just stayed low to the ground and did without !! (http://www.mkb.cc/forum/smileys/rofls.gif)
The fumes were near over-powering - honestly . . especially with the space-heater pumping heat out over my head !
The last time I painted the floor (different paint, two years ago) the fumes were nowhere near as bad . . . so I was taken by surprise a little.
Even with the doors all shut down you can still smell it from outside the garage.
I think last night was the worst as I was painting the fourth coat over the third which was only put on that morning so wasn't entirely solid . . in otherwords I had fresh fumes still coming from the third coat while laying down a fourth coat . . . . . add on burning propane and I must admit I felt pretty ill when I finally got in last night . . my eyes were streaming and my nose was running alot.

Have also upgraded the internet connection out in the garage from a p!ss-poor wireless to a mains-type adapter connection so am now getting a decent speed !
This'll also make internet connection alot easier for future LANs, too.
You could have also run another wireless router out there and set it up as a signal repeater linking back to the main one in the house. Advantages would be for LAN partys - no messing about with wires and HUBs and you would get a good speed - probably as good as IN the house.
http://www.eastmobiles.com/index.php?option=com_content&view=article&catid=27:wi-fi&id=101:wifi-signal-booster
The problem is the wireless signal is not good at all on the garage - even with a high gain antenna on, hence going for the mains stuff (the other option was to run a proper LAN cable there!) - its pretty good - 50-60mbps between the 2 mains connectors (one in garage one in house) so its more than adequate for net surfing!
Also they connect to the PC / router with a standard Network RJ45 lead - so when LAN party, we just unplug deans PC - plug in a hub and away we go (http://www.mkb.cc/forum/smileys/up.gif)

I thought that was the idea behind making a router a repeater that even if the signal was poor, it would pick-up that signal and boost it again (http://www.mkb.cc/forum/smileys/huh.gif)
Or maby just put a router in the room closest to the garage (which I presume is the kitchen) and use that as a repeater - that way the signal isn't having to travel all the way through the garage wall before being repeated with full boost? (http://www.mkb.cc/forum/smileys/dontknow.gif)

Well yes & no - its still got to get a decent signal to start with before it repeats it on.... so yeah you'd have to stick it somewhere in teh middle..but seeing as he already got the mains things = problem sorted (http://www.mkb.cc/forum/smileys/up.gif)

ditto, and also that your pump is man enough to cope with the extra flow.

Quoting: ianjpage

That wouldn't produce a decent heat flow. Heat rises so to produce a flow they have to be near the floor. Radiation-based heaters can be mounted high but household rads are convection types.

I bet you wish you'd put underfloor heating in now...
Nah.
That's harder to control (delay) and wouldn't have suited the construction of the floor.
The theory is to mount all the rads low-down, evenly along one wall . . . there's minimal draft in there so it should create a nice heat flow.

Is it wrong that I'm considering extending the garage again ?
The main thing that stopped me before is the pond that lies just beyond the end of it but I've been having issues with it and am considering losing it . . .
LOL no it's not a surprise - you just want to get 2 cars and a abike in there with a "man cave" as well, might as well just go whole hog and go to the back fence !!!!
Thought you were going to stick a shed there, or is this in place of said shed

Yeah, it'd be in place of the shed. (http://www.mkb.cc/forum/smileys/chiny.gif)

We are currently looking to buy a house, but finding one with room to build a garage is not easy.
After looking at a few houses with 'a garage', I quickly realised that the standard single garage is just a glorified cupboard and if I wanted any space to be able to work on vehicles, I would have to build a garage.
I am sure I would end up doing something similar to what you are doing here.

It's damn close on the width, runway's too short and I'd need to modify the floor . . .
you wont lift a caddy on one o them....(http://www.mkb.cc/forum/smileys/dontknow.gif)

So I'm going to be building a shed . . or two. Or maybe even three but probably just two.
Actually one.
I had a measure-up and the "little one" won't work where I want it so plans are already under way to build a 1.4m x 3.85m shed/workshop.
The old pond is drained and the fish re-homed. De-construction of that area has begun in order to clear the necessary room.
It'll be a fairly rapid build-plan as I need want it built so I can start gathering parts ahead of starting the Cadillac next year.

Not much meat left at the top left hand side of the left door, Art !
Also, 'LOL' at your Dog taking a p!ss at the exact moment you took the pic.
Good stuff. Can never have too much space.
You'd have even more space If I took the Dart of yer hands
the doors are 20+ yrs old,[came from a hotel demo in coventry]
and surprisingly well built with dowels in the corners,
i did wait for the dawg...(http://www.mkb.cc/forum/smileys/rofls.gif)

The first post hole has been dug.
is it a bronze age design ...(http://www.mkb.cc/forum/smileys/tongue.gif)
I'm dusting this project off (again) as it's time to MODIFY !!!
One job inter-connects with another, meaning somethings have to change whether I want them to or not.
Cryptic ?
Yeah, a bit. The concrete ramps outside the garage door have now gone (I'm gutted about this as they were perfect for doing servicing . . occasionally) but the trade-off will be a shiny new, flat block-paved driveway (gone is the gravel).
This means that the knock-on effect will mean the nice, relatively warm raised floor in the garage will be coming out this week as the Cadillac is currently homeless (had to get her out the garage before the ramps went).
This isn't as easy as it sounds, either, as the raised floor went in the garage before EVERYTHING else . . . so all that was built in there was put on top of this floor.
Should be interesting . . especially as I have zero budget at the moment.

Hahaha, just re-read that, too . . There were actually two sheds built in the end. (http://www.mkb.cc/forum/smileys/rofls.gif)

My driveway is now all finished . . . I just need a couple of dry days so I can finish putting the fine sand down . . I spent 3 hours doing it on Saturday but after the rain on Sunday, it'd benefit a second go before parking cars on it.
The Caddy's back home, albeit on the front garden.
The first 16-foot of the garage floor (the original raised section) has been removed meaning I still need to - somehow - gain an extra 2-3 foot more to park the Caddy in there again.
That'll be fun. (http://www.mkb.cc/forum/smileys/smirk.gif)
I'll post some piccy's soon. (http://www.mkb.cc/forum/smileys/up.gif)
The original garage floor is crap, massively out so will need extensive screeding when money allows . . for now I'm just concentrating on making enough room for the Caddy to go back in.

but they still intend to keep it to store old furniture / crap in.
As most people do. (http://www.mkb.cc/forum/smileys/rolleyes.gif)

I'll probably end up buying their house if they move, change the boundaries, then re-sell the house without the garage . . . probably work out cheaper that way !
I did their side of the driveway effectively for free . . . but it'll benefit me in the long run.
What a plan!! (http://www.mkb.cc/forum/smileys/sign07a.gif)

I don't get some people. I've expanded to the furthest reaches of my boundary lines to get the most out of my property and plot.
I actually think you have done really well with what is a small plot of land (no offence).
Quoting: Roadkill
It frustrates me, seeing so much land being wasted, especially when there's a garage on it (or room to park a car, at least) !!!
Yeah, the double garages near me are filled with crap. I know not everyone is into cars, but you would think they would keep them tidy at least. As you say, it is frustrating when you do not have much land (or in my case, no land at all) (http://www.mkb.cc/forum/smileys/sad2.gif).
Quoting: Cunning Plan

I'd actually really like to get an "overhead" picture of my plot (once I've finished the next little project) from a drone or something.
The image on Google Earth is so old, now . . . It shows the original lean-to shack I had on the back of the garage . . . probably 8/9 years ago ?
Quoting: Cunning Plan
(no offence)
None taken.
I like where I live, love it in fact. I could've a bought bigger plot, with a bigger house but it would've meant a less-nice area . . . and I like to be the lowest common denominator in my area.

For everyone's sanity, It's now switched back to Auto - I switched it to Incandescent as I was doing a survey within an office and the pictures were all coming out yellow . . auto didn't seem to be adjusting enough.
How have you got it set for metering? Centre weighted or matrix metering? That'll help a lot. I've only ever found in a dark gloomy ice rink that I've ever had to manual change the white balance. Even then I did it in 'shop to get them all similar.
BREAKING NEWS * Roadkill confesses to not doing something himself * BREAKING NEWS
You can now hate me a little bit less - I didn't do the driveway - It was indeed a professional job. :)

I tease, I know sometimes with timings etc, it just works out more convenient to pay someone else to do it.
