or a large deposit, you can get an intrest only mortgage which will help get you on the ladder but wont actualy pay any of the propeerty off

You may have to move out of london and before you say anything london property has always been crazy expensive. Hence the reason people live in the commuter belt and get the train/drive to work

That's what I thought when my job took me to Harpenden in 1989, I sold a house in Manchester for £30k and a one bed flat in Harpenden was £90k
Ok I thought I'll live in St Albans but a two up/two down was £50K
So I lowered my expectations and bought a two up/two down house in Luton for £38K.

Now I'm lucky because I've lived in many different parts of the country, IOW , Wales, Scotland and Manchester to name but a few, but Luton generally is way way better than most cheaper London suburbs
Of course it has some less desirable areas but nothing anything like Brixton , Toxteth or Moss Side

if you're not on the ladder yet then you buy anything to get on it - studio flat, 1 bed, shared ownership, interest only mortgage, the works, whatever you have to do. It may not be what you want right now but it will be making you money in the long term - its only in the last couple of weeks that mortgages have been harder to get but thats only a knee jerk reaction to the credit crunch from some lenders

As RK has said several times now, it is do-able if you really look into it - in the Tuesday Citizen  today, 1 bed flats, 30% share for £36k!! Pay a bit of rent on the rest and in 10 years you have a sizeable deposit for the next move up

i think the real problem for some is having to give up a lot of the perks of a single lifestyle and do some saving

I was taught if you want something bad enough you'll save for it, that way when you get it your really chuffed and want to look after it

Yes you CAN get on the ladder if you REALLY try (as Rachel and i have).

The problem is; 10 years ago you could buy a nice house on a single normal wage.  Now you can just about buy a small flat in a crappy area if you have 2 people on a normal wage.

I can understand why some don't see how difficult it is.  most of you had a flat/house before the property boom, so have had the huge boost everyone who owned a house pre boom has. (i.e. tiny mortgages)

put it this way:  if i bought my flat 6 years earlier it would have cost me £50,000.  this would cost me about £300/month

But i didn't, I bought my house in 2006 so it cost £132,000 and so costs me £810/month

Now that is a huge increase, and the equivalent of a £6000 pay cut.  how may here can say they can afford a £6000 pay cut?
and No average wages have not increased my any were near 6000/yr since 2000.

Im guessing this is a repayment mortgage, as i said you could have a intrest only for about half that trust me i know as thats what i have and if your not planning on staying there forever it wont matter
